Experts said that Ha Noi’s housing market is being reshaped by the trend of expansion into suburban areas and increasingly selective home-buying demand, with the apartment segment continuing to be the main driver of the market.

A key issue attracting attention in the draft amended Housing Law is regulations on the management and use of apartment buildings, apartment building maintenance funds, and developers’ ownership rights over unleased or unsold car parking spaces.

Prime Minister Le Minh Hung has stressed the need for a major shift in housing market development, moving from a model focused mainly on commercial housing to one that develops both commercial and rental housing in parallel, with rental housing identified as a long-term strategic segment serving broad public demand.

Entering 2026, Ha Noi’s real estate market is expected to continue moving into a new cycle, with core momentum coming from infrastructure development, the expansion of urban space and the reshaping of the housing supply structure.
