Dong Nai has long been regarded as the country’s industrial powerhouse. Under the master plan approved through to 2030, Dong Nai is expected to have 89 industrial parks, of which 58 have already been established.
If investors continue to concentrate solely on areas with established industrial strengths such as Bien Hoa, Long Thanh, Nhon Trach and Trang Bom areas, development could become increasingly uneven, leaving much of the city’s potential and advantages underutilised. Such disparities would also widen income gaps within the city and create a range of social challenges.
Following the merger with Binh Phuoc, Dong Nai has accelerated investment in infrastructure connectivity and industrial investment promotion in the northern area (formerly Binh Phuoc Province) in order to unlock its industrial land potential. At the same time, the strategy aims to narrow development gaps between urban centres and remote areas, preventing disparities in wealth from widening further.
At the end of 2025, Dong Nai commenced construction of the Ma Da Bridge, which is expected to enhance transport connectivity in the northern area.
To swiftly remove transport bottlenecks, broader vision, practical solutions under streamlined procedures, and decisive action are required. Dong Nai has approved a project to build an eight-lane road linking Ma Da Bridge to Ho Chi Minh City Ring Road No. 4.
Experts note that, in the current era of deep international integration, Dong Nai’s large number of operational industrial parks represents a significant advantage rarely found elsewhere. According to Dr Tran Du Lich, Dong Nai has now expanded its development space and strategic advantages. In the past, Binh Phuoc was often described as a reserve area for industrial development in the Southeast region.
Now that this reserve area forms part of Dong Nai City, its advantages should be fully utilised. Within the development framework of the Southeast region, Dong Nai’s industrial-urban corridor connects with the Cambodian border and, importantly, serves as a gateway linking the entire Central Highlands. Consequently, Dong Nai has become a strategic bridge between the Southeast region and the Central Highlands.
Taking the lead in investment in the northern area
In line with Dong Nai’s policy on attracting investment for industrial parks and residential developments in the northern area, a number of major investors have recently conducted surveys and explored opportunities for industrial park infrastructure projects.
Sonadezi Corporation, one of the leading industrial park infrastructure developers in Dong Nai and southern Viet Nam is also studying and surveying opportunities to invest in industrial park development in northern Dong Nai. Sonadezi currently develops and operates 13 industrial parks and industrial clusters.
Since late 2025, Sonadezi and its member companies have surveyed and sought investment opportunities in Tan Loi Commune, Tan Khai Commune, Dong Phu Commune, Chon Thanh Ward, Minh Hung Ward and other localities. These activities aim to implement Dong Nai’s strategic orientation regarding participation in the development of industrial parks, residential areas and technical infrastructure projects, including water supply, environmental services and logistics across the city.
Most recently, representatives of the Dong Nai Department of Construction and Sonadezi Corporation held a working session with the authorities of Nha Bich Commune and conducted field surveys of projects proposed by the commune on May 29.
According to the leaders of the Nha Bich Commune, the meeting provided an opportunity to update participants on the locality’s socio-economic development and to discuss planning orientations, transport infrastructure connectivity and priority sectors for investment promotion in line with Dong Nai City’s urban development plan for 2021-2030, with a vision to 2050. Under the plan, Nha Bich Commune is expected to be upgraded into a ward during the 2030-2050 period.
At the meeting, Nha Bich Commune Chairman Nguyen Hong Thai outlined the locality’s advantages and development orientations.
Ngo Minh Cong of the Institute of Southern Construction Planning shared information on planning work in Nha Bich Commune and introduced a portfolio of key projects proposed to attract investors and drive local socio-economic development during the 2026-2030 period.
Representatives of the Department of Construction, Nha Bich Commune and Sonadezi Corporation conducted site inspections of several proposed projects, including the Nha Bich Logistics Centre associated with cargo warehousing and transshipment facilities, a retirement care institute, Nha Bich Industrial Park, Minh Lap Industrial Park, and the Nha Bich Golf, Urban and Commercial Complex.
Sonadezi and its member companies held in-depth discussions on industrial park, infrastructure and service projects that align with the corporation’s areas of expertise in Nha Bich Commune. The locality is considered one of the most promising areas in northern Dong Nai City and is among the places where Sonadezi has expressed strong interest in investing.
