According to the Viet Nam Association of Realtors’ Institute for Real Estate Market Research and Evaluation (VARS IRE), this is not only a positive signal for international cooperation in the property sector, but also reflects a qualitative shift in Viet Nam’s property market following a period of restructuring. Notably, the market has evolved from one characterised by “rapid growth” to one focused on quality and sustainable value.

Previously, rapid growth and strong absorption meant that many projects could attract customers simply by having a favourable location. The market has now entered a new phase of development.

Against this backdrop, the role of international consultancy firms is no longer confined to architectural design but has expanded to include master planning, product development, living-space design, operational optimisation, green urban development, technology adoption, and higher sustainability standards.

Previously, international partners came to Viet Nam mainly at the invitation of local developers, in response to commissions, or to meet developers’ demand for external expertise and resources. Recently, VARS IRE has observed a growing number of organisations and businesses from the UK, Australia, Singapore, China, and elsewhere proactively coming to Viet Nam to study the market, assess investment potential, explore cooperation opportunities, and establish connections with domestic property developers.

These prospective partners include organisations with extensive experience and specialist expertise in areas such as urban planning, architectural design, residential development, housing finance consultancy, property management and operation, and technology solutions for the property market. They are positioning Viet Nam as a strategic market for establishing long-term partnerships and working alongside developers to deliver projects in a more professional and efficient manner, while bringing them closer to international standards.

Customers and investors are becoming increasingly cautious. Rather than focusing on short-term capital gains, they are increasingly prioritising products capable of being efficiently operated and generating sustainable cash flow. This is forcing developers to shift from a mindset of rapid development towards competing on product quality, customer experience, and added value.

First, the legal framework is gradually being improved, with a range of new policies introduced to enhance transparency, strengthen market confidence, and lay the foundations for modern, integrated, efficient, and sustainable urban development.

Second, stepped-up investment in transport infrastructure, urban infrastructure, and inter-regional connectivity is expanding development space, creating new growth poles, increasing the potential for exploitation, and enhancing the value of property projects.

Third, urbanisation continues at a rapid pace, driving demand for the development of new urban areas, industrial parks, commercial property, logistics facilities, social housing, rental housing, and integrated urban models.

Fourth, market requirements have changed. Buyers are no longer concerned solely with selling prices or location but are increasingly placing greater importance on the quality of planning and design, living spaces, amenities, operational capabilities, and long-term use value. This creates considerable scope for international consultancy firms to leverage their strengths.

This shift shows that the appeal of Viet Nam’s property market stems not only from its population size, rapid urbanisation, and significant development potential but also from growing demand for specialised consultancy services, modern management expertise, and project development solutions that meet international standards. Viet Nam is gradually becoming a destination not only for investment capital but also for the flow of knowledge, expertise, and advanced property development models from around the world.

According to VARS IRE, the appeal of Viet Nam’s property market is driven by a range of factors. Many Vietnamese developers are proactively enhancing their competitiveness by partnering with reputable global consultancy and design brands to increase project value and strengthen their market position.

This situation presents significant opportunities for cooperation but also poses challenges for domestic businesses. Specifically, according to VARS IRE, the growing interest of international consultancy firms in the Vietnamese market offers domestic businesses an opportunity to gain access to new development approaches, advanced technologies, and international standards in planning, design, property management, and operation, as well as sustainable urban development.

In the new development cycle, a project’s competitive advantage will no longer be determined solely by its land bank or location but by the quality of its planning and design, its operational capabilities, and the sustainable value it delivers to users.

This is also the time for Vietnamese developers to seize opportunities to cooperate with international partners, improve product quality, and gradually bring Viet Nam’s property market closer to regional and global development standards.
